Distress Signal is operated by an individual creator. These terms govern your use of all subscription tiers: Scout, Pro, and Signal Report.

Pre-foreclosure status changes rapidly. A property that appears in a lead list may have had its foreclosure proceedings dismissed, resolved, or transferred by the time you receive the data. Always verify current status independently through the relevant county recorder, court system, or title company before taking action.

Important: Lead data is not verified for occupancy, marketability, clear title, or investment suitability. All leads require independent due diligence.

5. Subscription Terms

Subscriptions are billed monthly and may be cancelled at any time. Cancellation takes effect at the end of the current billing cycle. Distress Signal does not offer prorated refunds for partial months.

We reserve the right to modify pricing, features, or covered markets with 30 days' notice to active subscribers. If material changes are made, you may cancel before the new terms take effect.

Signal Report is a one-time purchase per report. Signal Reports are non-refundable once delivered, as they represent custom research compiled at time of purchase.

The Service and all data deliverables are licensed for your personal or single-business use only. You may not:

Our total liability to you for any claim arising from your use of the Service shall not exceed the total fees you paid in the 30 days preceding the claim.
